For us, land assessment is not solely about recognising the financial value of a piece of land. Rather, we seek to uncover the true potential based on the land’s location and characteristics, considering factors such as how the local community will benefit and the positive impact the local environment can have through the development, too.

Each land assessment is bespoke to the land in question, and to your needs and aspirations as the landowner. A typical land assessment will incorporate the following:

Initial land valuation

An initial valuation will take into account the typical sale prices per acre in your area. Any recent developments in your location will have an effect on the price of your own land, as will the return on previous investments made nearby - for example, if a housing development has shown a strong return in recent years, your land may become more desirable as a result.

The initial valuation of your land will also look at the potential if the land was sold straight out or developed prior to sale. This enables us to provide you a range of options and to advise you on the best route to take to achieve your aspirations.

Local community impact

Your local community will inevitably be affected by any redevelopment that takes place on your land. If yours is farmland with very little nearby residential or commercial traffic, the impact will be far less than somewhere which is close to existing dwellings or businesses.

This might include recommendations as to the green space to be considered in any residential layout, or the inclusion of energy generation from aspects such as local water systems or wind power into a commercial project.
